I make one edit and click save and this is what happens.
Afterwards, it just disappears.. like the template coding is empty and I have to drag a fresh file from my computer to ftp.
What can I do to fix this?

Probably CHMOD settings. I still recommend that you manually FTP the template files over because it will erase the contents of files on occassion if permission settings are incorrect or if you hit the back button and re-edit a file.
